Selsey High Street is 1.5 miles away with restaurants and cafes who serve a hearty breakfast. You will need a car. Open farmland views towards Pagham Harbour RSPB Nature Reserve and South Downs. A whole world of wonderful wildlife literally outside your bedroom window. 2 acre garden with huge Koi carp pond with a bridge, large sunny terrace and a private, covered, 75 yard golf driving range! Tranquil, peaceful, picturesque tiny hamlet situated on a quiet beach where you can fish, swim and paddle board. There are some lovely nature walks. The fishing village of Selsey is 1.5 miles away with shops, pubs, restaurants serving local produce and our own RNLI lifeboat station. Easy access to Chichester, Goodwood and local pretty waterside villages and hamlets of Mill Hamlet, Bosham, Itchenor and Dell Quay, each with a wonderful water’s edge pub. Many apologies and I hate to do this, but due to a couple of little issues in the past... in the interests of hygiene and respect future guests and my home. I politely ask that no alcohol, sticky drinks or food, other than what is provided on the complimentary tea tray, is consumed in the bedroom and please, no smokers. I now have to impose a blanket no smoking ban on the whole property, drunkenness will absolutely not be tolerated and you may be asked to leave, I thank you for your understanding and respect.

I’m a semi retired property developer. I have lived in Selsey since 1971 and Church Norton has been my home for over 25 years and I feel very fortunate to live in such a special place. There is always something wonderful to look at in the garden, a baby deer, a woodpecker, bird of prey, buzzards, squirrels, pheasants, partridges, and so much more… it’s hard to get anything done! Car enthusiasts are very welcome. I own a 1966 Ford Mustang and am a member at Goodwood.

If you are interested in birds and wildlife, we are situated right on the edge of Pagham Harbour RSPB Nature Reserve, where there is access to covered hides so you can watch a wealth of wildlife without disturbing it. We have 2 acres of gardens which are constantly inhabited by the local wildlife… deer, pheasants, partridges, birds of prey (buzzards, kestrels, sparrow hawks, etc), cuckoo, woodpeckers, ducks, foxes, squirrels and so much more! There are some beautiful nature walks in either direction along the secluded beach and countryside or round the natural harbour to the RSPB Centre and Mill Hamlet, where there is (of course) a wonderful waterside pub, The Crab and Lobster! The village of Selsey is just 1.5 miles away with a supermarket, shops, cafes and restaurants and The Boulevard on the High Street (right hand side) serves a stonking breakfast, whether you like a full english, advocado on toast or even pancakes and syrup. Just a short drive away from Goodwood, The Singleton Weald & Downland Museum (location of BBC’s "The Repair Shop") Tangmere Aviation Museum and Amberley Museum. The country estates of West Dean Gardens, Goodwood House, Arundel Castle, Stansted House, Uppark House and Fontwell Racecourse, Goodwood Racecourse and the Chichester Festival Theatre are all within a half hour drive. Through the summer months we are so very fortunate to have daily, low flying visits from the Spitfire, Harvard and other historic aeroplanes which are kept at nearby Goodwood.
