This property was perfect for us. The accommodation was beautifully designed,and the location has amazing views . The outside area is perfect for a glass of wine while watching the sunset. The hosts were friendly and welcoming, and we would definitely recommend this property. The little extra’s of jams, butter, bread & milk along with homemade brownies was a lovely touch!

The owners were very welcoming and generous leaving all sorts of provisions for our stay. We arrived late on and as we didn't have any dinner, that was also kindly offered, just amazing hosts. The cottage is old fashioned, but extremely comfortable a lovely place to stay and close to Hobbiton and Rotorua too.

I stayed here with my partner for 2 nights and this was our favourite place that we stayed in New Zealand! The host was extremely kind and friendly and provided plenty of snacks and food items for our stay. The accommodation was very comfortable and clean with modern decor. We especially loved the peace and quiet of the surrounding area and seeing all of the birds in the beautiful garden. Such a special place :)

Exceptional stay from the beautiful grounds, plenty of out door seating, koi pond and hot tub to the immaculate and well appropriated room, kitchen and large bathroom, plus hostess Megan was superb with local recommendations, loved Sanctuary Mountain which we would not have known about. Being right across from Lake Karpiro for the International Dragon Boat Festival was the best!!! Also perfect if you have two couples as there were two separate rooms available.

We had a wonderful stay at 200 on Lake view, at Lake Karapiro! The setting was peaceful and private, perfect for a relaxing getaway. The outdoor area overlooking the pool was a highlight—an ideal spot to unwind after exploring the Hobbiton Movie Set. Highly recommend for a tranquil retreat!

We absolutely loved the atmosphere at this charming country house. Its location was perfect, being so close to the places we wanted to visit, like the Waitomo Caves. The studio was very clean and well equipped! We had a very warm welcome by Shona the owner. Really close to Hobbiton. It’s like on a farm stay, very quiet and green around. Overall an amazing experience, highly recommended!

In a word - excellent! Breakfast (cooked) was very nice and just the sustenance I needed for my upcoming busy day. The location is almost rural but still handy to town and felt fresh, clean and nicely quiet. The room and property were immaculate, like a show home almost but much more welcoming. Wayne and Mereana obviously put a lot of thought into the design and decor - simple but well executed. Like the towel rail is right next to the shower (don't often get that even in a five star hotel and I've stayed in a few)....and the towels had that luxurious feeling - so good I've had to go out and buy some for home! The room itself was spacious as was the bathroom (great shower). Good lighting (often don't get that in hotels), but soft bedside lights as well - perfect combination. Excellent bathroom lighting too (compared to you know what!). Bed & pillows were comfortable and I slept well (compared to some places!). Wayne and Mereana were very welcoming and I felt like we were old friends by the time I left - not intrusive - but there when you needed them. I felt more like a welcomed family member that some random guest - can't feel better than that.

Wonderful, faultless oasis. Teri welcomed me with warmth and support. I am so glad that I have already booked my return stay. The iunit was roomy with a gorgeous bathroom and spacious areas to relax. The fully equipped laundry within the unit was so useful. (Detergent, conditioner, supplied plus an outdoor hanging space to dry your washing, was readiily available to you. A real bonus for any was the beautiful garden and lawn area outside the unit.
